In planning terms, the specific percentage deemed ‘affordable housing’ under legislation is to be 20%. However, Casa by Moda is committed to providing next-generation homes at an accessible price for all.
The proposed development block forms a ‘C’ shape profile of varying heights across the site in response to the local character and massing.
The proposals are formed of two main structures – a 7 storey and 6 storey building connected by a 5 storey link building forming a roof terrace. The design concept is to create a family of high quality brick buildings arranged around a landscaped garden space which maximises daylight into the development and provides a green amenity for residents.
The site will be accessed via Kathryn Avenue with a new and widened approach.
A programme of tree planting and green spaces will be provided across the site, promoting biodiversity and attractive spaces to enjoy.
A range of public, private and semi-private amenity spaces will be offered across the site. This includes roof terraces, landscaped central garden, and meeting spaces. Our draft plans include a range of balconies to the east and west facades which enhance the ability for residents to utilise a private outdoor area.
The proposals provide a landscaped environment, protecting local heritage assets and include for new connection routes between New Lane and the shopping complex, which shall have a direct relationship with the application site.

The site has been upgraded a number of times since it was first occupied in 1997. However, changing requirements now require the kart fleet to be updated with electric as opposed to the current petrol fleet. The cost has rendered this uneconomic as the fleet size would need to be doubled alongside the fact the site does not have space to accommodate a further 18 karts.
We aim to submit a planning application following public consultation, during Summer 2022. We would expect a planning decision later in 2022 and hope to be on-site in early 2023. The new homes could be delivered by 2024. This timescale is subject to change and further updates will be provided in due course.
